The property is located in East Orchard Mesa. It is conveniently located within 15 minutes from the town of Palisade and 15 minutes from downtown Grand Junction. In the early formative days of Mesa County, the land planners designated the street names running north and south by mileage from the Utah border. Thus, 32 Road is 32 miles from the Utah border. Street names running east and west were designated by alphabet letters that were 1 mile distant apart. For example, B Road is 1 mile from C Road. C 1/2 Road is halfway between B and C Roads. It is, in fact a very logical design.
So the property address at 3386 C 1/2 Road is 33.86 miles from the Utah border and halfway between B and C Roads.

East Orchard Mesa sits slightly higher in elevation from Palisade and Grand Junction. The cool mountain breezes flow down to the area from the Grand Mesa, and ample irrigation water from the Colorado River make it the ideal climate and location for fruit orchard farming. Because of the elevation, the views of the Grand Valley are expansive. Irrigation water is controlled by the Orchard Mesa Irrigation District, which was created in the early 1900's. Water rights are important in agricultural areas, and are attached to property here. Water rights cannot be bought and sold as in many other areas.
